Common Questions About Our Industry

Absolutely! Home inspectors are professionally licensed craftsmen who have been tested and have attained certification by the state of Texas. They are held to a very high standard and failure to maintain that standard is met with litigation and expense that can exceed any income that the field can produce.

Yes! In order to maintain their license, the inspector is required to be fully insured for both the professional errors and omissions as well as general liability coverage as outlined by the state of Texas.

No! In order to adhere to the strict code of ethics as enforced by the state of Texas, a licensed home inspector is not allowed to perform a repair (no matter how small and even for zero fee) on any home that they perform an inspection on.

An example is if we see a door knob that is loose and we have our screwdriver in our hands, we are forbidden from tightening that knob as a favor or a service. We have to just note it on the report and move along.

Our general home inspection includes observation and verification of some 600 possible points of interest. There are thousands of possible conditions that we are prepared to comment on and every inspection introduces us to more.

A professional home inspection is priced on how much time it should take a professional inspector to perform an inspection and produce a proper report. Because we tailor each inspection to our client’s needs, we only charge for those things that we actually inspect. Those things that are in addition to the general inspection include pools, lawn sprinklers, septic systems, termite, and additional outbuildings on the property.  Call for details.

Yes… and No. All reports are mandated to follow the TREC guidelines found here. We also offer free of charge to our clients, a browser based inspection report with many tools to help you sort out and review your report forever.

Generally speaking, the inspection process should take a couple of hours to perform and then additional time to properly complete the report for delivery. Our inspection time is computed based upon the size of the home, the age of the home and the number of additional services to be provided.

The report is usually delivered no later than the following morning and on some occasions, that very same day. We do our best to provide you with the best report we can and if it means spending more time doing so, we do it.

Yes. Every word of our report is purposeful and intended to give you a clear indication of the condition of the home as we found it. We also encourage you to contact us if you are confused about any of the information that we provide in the report. Our passion is helping our clients make informed decisions.

Houses do not pass or fail an inspection. Our reports are meant to inform our clients as to the current condition of the components that we see that do not meet or exceed those conditions expected from a fully operational and properly installed state. This provides the client with an idea of what should be “fixed” and they can calculate a cost for budgeting purposes. I like to say that we are the first step in producing a proper HoneyDo List. 

Before you list your home, it is a good idea to have your own inspection performed to better provide you with an honest assessment of the condition of your home. This can go a long way to prevent unwanted delays and unexpected hiccups in your closing process. 

All swimming pools can be inherently dangerous to small children as well as others. During our home inspections where a pool is present, we will identify ANY safety hazards that are found to be present. There is no additional cost for this.

If our clients desire for us to inspect the condition of the pool and equipment, we will do so at an additional cost. 

We do inspect Aerobic Septic Systems upon request for an additional fee. Our service will include a visual inspection of the system both inside and out, a test of operation of the manual and automatic functions, and an evaluation of loading and dispersal of the final products. 

We have a checklist of over 40 items to begin with and depending upon the system is installed, this list can grow.

Yes. We will test the installed sprinkler system and evaluate the condition and components to ensure compliance with Texas laws as well as proper response from the zones.

Because not every home will have a sprinkler system, we only add the fee for doing so when the client requests that the sprinkler be inspected.

As we follow the TREC mandated inspection process (and in may ways, we go beyond the standards), we will inspect the operation, installation, and components of Ranges/Cooktops/Ovens, Microwave Ovens that are installed, Exhaust Systems and Range Hoods, Water Heaters, Dishwashers, Food Waste Disposers, and Garage Door Operators.

In addition to the inspection, we also will provide at no additional cost to our clients, a service for RecallChek. This will give you peace of mind knowing that these appliances are on a watchlist that means that you will be notified when a recall is issued on the appliance and most customers receive repair or replacement at no additional costs. 

Our inspection process is vast and varied. We estimate that we have the potential to check over 600 individual items during the course of an inspection. We only comment on the things that we find to be deficient in condition, installation, and/or operation so you won’t have hundreds of pages of information to sift through, but rest assured, many items have been checked.

No. TREC mandates that if an inspector does receive compensation for referrals, that the inspector must notify the client in writing.

We at TexHIS will not accept any compensation for referrals and if a service provider offers to do so, we will insist that they provide that offer as a discount to you, our client, because the most important thing to us is that you understand that we truly are looking out for you.
